Our Sourcing Process


We are not a standard sourcing agent; we don’t create big lists and spam you with average deals and massaged figures. We want to work long term with a handful of clients and help you to build the property business you desire. We moved into sourcing after successfully running our lettings and property management company therefore, we always source with the end in mind. We will not source any property if we don’t think we can get a high-quality long-term tenant to move in.

Step 1 – Ambition Interview

Firstly, we want to get to know you as a person to ensure we share common values and learn about your property ambitions for the long term. We do this by arranging an interview via video call or in person and spend up to an hour discussing your motivations and desires. It’s an informal process and an opportunity for you to get to know us just as much as it is for us to get to know you. It’s a chance for you to ask us all the important questions you need to know and for you to learn from our decades of industry knowledge.

Step 2 – Hunting Brief

So now we know each other, we need to find out specifically what you want from your first deal and your first few years of working with us. We give you a few pointers and then ask you to put together your very own ‘Hunting Brief’. This will include details of your chosen investment strategies as well as information about your current resources and your expected return on investment.

Step 3 – Let’s Go Shopping

So, now we know you and we also know what you’re looking for, all we need to do now is find it! If we’re happy that we can meet your expectations long term, we’ll now go and secure you your first property. At this point in time, we begin a formal working relationship and take a small fee to ensure that we can put all of our resources into your project. As an example, on a basic buy-to-let deal with a sourcing fee of £3,000 we would take £500.00 at this point. For that, we would carry out viewings, do further appraisals on the local market and do specific appraisals on properties that we feel would work. Following this process, you would get 2-5 suitable options which will meet your criteria.

Step 4 – Time to Negotiate

If we haven’t secured a fixed price already, now we enter into negotiations with the vendor on your behalf. This should be a relatively swift process resulting in an agreement of sale. Once a sale is agreed, 978 Investment will take a further advance on the sourcing fee to top this up to 50% of the total fee. This ensures security for both parties; you keep hold of 50% of the fee all the way through the process but we know that our time and energy put into the deal has been accounted for.

Step 5 – Legals

This is always the most testing time in property investment, we are relying on several professionals to work together to get the result you need. Whilst we have an outstanding team of professionals around us, we cannot account for the credibility of the professionals used by the other parties involved in the deal.
We put lots of energy in to ensuring a smooth process through to completion but there are always a few hurdles to jump over. You can rest assured however, that we’ll be by your side the whole way through!

Step 6 – Completion

Yippee! You are now the proud owner of a brand-new property investment. It’s time to settle the final balance of the sourcing fee. We are results based in the way we operate and that’s why we’re happy to receive payment when you win too!
